  • Does the Trust estate include any coffee shops, restaurants, convenience stores or other food-retail being operated within stand-alone retail constracts/tenancies?
  • If yes, what retail brands are being operated?
  • When are tenancies/leases up for renewal?
  • Could you confirm annual net revenue of each outlet and are you able to disclose the annual ground rental income and associated utility cost?

 

 

Response:

Does the Trust estate include any coffee shops, restaurants, convenience stores or other food-retail being operated within stand-alone retail constracts/tenancies? Yes. On the Trusts Royal Bolton Hospital estate there is one small coffee shop (with seating) within the Main Entrance & 4 other small outlets sell take-away coffee. There is a staff / public restaurant offering food/drink.  2 of the small retail outlets which sell coffee, also offer sandwiches, crisps, cards, magazines, fruit, etc. The restaurant provision is via a lease. The retail provision is via a lease.
If yes, what retail brands are being operated? Elior UK PLC operates the staff / public restaurant & coffee shop. Royal Voluntary Service occupy 4 outlets (2 small , 2 are basically kiosks ) offer minor retail and take-away coffee.
When are tenancies/leases up for renewal? Elior lease commenced 25th January 2018 &  is for 15 years. RVS Lease expires in approx. 5 years.
Could you confirm annual net revenue of each outlet and are you able to disclose the annual ground rental income and associated utility cost? The Trust are not privy to Elior UK PLC or RVS annual net revenues generated from their outlets.

The Trust charges a rent within the lease agreements. For RVS the outlets are small, the utility costs are nor re-charged independently, the rent covers these costs. For Elior utilities charge commenced in Yr 1 @ £10,104 & increases annually by RPI.
